1. Introduction
This Privacy Policy explains how Keegan B. White, doing business as HomeSquatch ("HomeSquatch," "we," "us," or "our") collects, uses, shares, and protects information in connection with the HomeSquatch mobile application (the "Service"). By using the Service, you agree to the collection and use of information as described in this Policy. If you do not agree, do not use the Service.
2. Information We Collect
We collect the following categories of information:

3. How We Use Your Information
We use the information described above to:
• Provide, operate, and maintain the Service, including generating your maintenance schedule and retrieving home value estimates
• Personalize your experience based on your home's features and location
• Send you notifications you have opted into (maintenance reminders, value changes, nearby comparable sales, weather alerts)
• Respond to your feedback, bug reports, and support requests
• Maintain the security and integrity of the Service and detect misuse
• Comply with legal obligations
We do not sell your personal information. We do not use your home address or profile information for advertising targeting.
4. Third-Party Services We Share Data With
To provide the Service, we share limited information with the following categories of third-party service providers, each acting in the capacity described:

These third parties process data under their own privacy policies and terms, and, where applicable, under data processing terms with us. We do not control and are not responsible for these third parties' independent use of data outside the scope of the services they provide to us. We may add, remove, or change third-party service providers over time; material changes affecting how your data is shared will be reflected in updates to this Policy.
We may also disclose information where required by law, to protect our rights or the safety of others, or in connection with a merger, acquisition, or sale of assets, in which case this Policy would continue to apply to your information as transferred to the new entity, subject to any different terms you are notified of.
5. Data Storage and Security
Your information is stored using Firebase (Google Cloud Platform) infrastructure, with access restricted through authentication and access-control rules. No method of electronic storage or transmission is completely secure, and we cannot guarantee absolute security.
6. Data Retention
We retain your account and home profile information for as long as your account remains active. When you delete your account (see Section 7.1), your home data, maintenance data, and account are permanently deleted from our active systems immediately — this is not a delayed or batch process. Residual copies may persist in encrypted backup systems for up to 30 days before those backups are themselves overwritten, consistent with standard backup retention practices. We may also retain limited information beyond that point where required for legal, security, or legitimate business purposes (for example, aggregated or de-identified data used to improve the Service, or records we are legally required to keep).
7. Your Privacy Choices and Rights
7.1 Access, Correction, and Deletion
You can review and update most of your account and home profile information directly within the Service under Settings. You can permanently delete your account at any time from within the app, under Settings → Account & Security → Delete Account, which requires re-entering your password to confirm and immediately and permanently deletes your homes, maintenance data, and account, subject to the limited retention exceptions described in Section 6.
7.2 Notification Preferences
You can enable or disable each category of notification (maintenance reminders, value changes, nearby comparable sales, weather alerts) individually within the Service's notification settings at any time.
7.3 Do Not Track
The Service does not currently respond to browser "Do Not Track" signals, as this is a mobile application.
8. Washington and Oregon Privacy Rights
The Service is currently offered only in Washington and Oregon, so this section focuses on those two states rather than the broader U.S. state privacy landscape.
8.1 Oregon Consumer Privacy Act (OCPA)
Oregon's comprehensive privacy law (the OCPA) grants Oregon residents rights including the right to access, correct, delete, and obtain a copy of their personal data, the right to opt out of the sale of personal data, targeted advertising, and certain profiling, and (as of January 1, 2026) the right to have opt-out requests honored via recognized universal opt-out mechanisms such as Global Privacy Control.
8.2 Washington
As of this Policy's last update, Washington does not have an enacted comprehensive consumer privacy law comparable to Oregon's. Washington does have the My Health My Data Act, a law specifically addressing consumer health data.
8.3 Exercising Your Rights
To exercise any applicable privacy right described in this section, contact us at habtrakai@gmail.com. We will respond within the timeframe required by applicable law.
9. Children's Privacy
The Service is not directed to children under 18, and we do not knowingly collect personal information from anyone under 18. If we learn that we have collected personal information from a child under 18, we will take steps to delete it. 10. Changes to This Policy
We may update this Privacy Policy from time to time. If we make material changes, we will provide notice through the Service or by other reasonable means before the changes take effect. Your continued use of the Service after changes take effect constitutes acceptance of the revised Policy.
